Visit in detail with the you as well as visit the job site in order to obtain a complete picture of what you expect your home to be when completed. The more time and detail the more accurate the estimate. Then you can calculate the estimated cost per square foot.

When do I involve a builder?

It would be a good idea to consult builders prior to the acquisition of the home site. Site developmental costs can range from a few thousand to several thousands. If you are on a tight budget and want the most out of your money we highly advise the builder to be involved as consultant during the plan phase. Signature Homes offers all of this without charge.

How many bids should I get?

You should get at least 3. But due diligence is the key. Be prepared with plans, specs, a portfolio of pictures and as many details as you can provide. Most of all give all bidders the exact same info! Signature Homes does not charge for providing estimates.

Should I take my plans to lumber yards for bids?

Not all builders pay the same for lumber. That being said the differential is very small. NO TWO LUMBER YARDS WILL PROVIDE THE SAME LUMBER TAKE OFF FROM THE SAME PLAN!!!! Therefore you will never get an accurate estimate nor will any lumber company guarantee their estimate to be actually what it will take to frame your house. THE ONLY WAY TO GET AN ACCURATE COMPARISON IS TO take the plan to any “ONE” lumber yard for your estimate. Then take the estimate provided, remove the pricing and company name or retype it in an excel or word document and provide the same quantity, quality, “grade of lumber”, and lumber specs, “sizes of lumber” to the other company to input their prices. You should check out store policies as well for returning lumber unused or over ordered. Signature Homes recommends Cassity Jones Lumber.

Why pay more for engineering when builder has 10 Year Structural Warranty?

The builder warranty is only as good as the builders ability to withstand the financial recourse’s of a failed foundation\structure. Most builders contract under an L.L.C. or Corporation as to limit their liability. Consult your attorney here. We highly suggest you have it engineered or at least purchase a third party warranty program which may cover a structural failure if one should occur.

What is the normal costs for blue prints?

The cost range from $.75 per square foot to over $5.00. This is based upon total footage “Under Roof” including all porches, garages, storage building, carports, etc. Signature Homes has a variety of Highly skilled Architects to select from based upon the customers unique needs.

What is the normal length of time to build?

Normally it will take 2 to 8 weeks to complete a full set of plans. If you plan on financing monies for the project you should do so prior to doing any site work!! This is very important! Most all banks will not lend if site work has begun prior to their lien being filled. Financing will take between 3 to 6 weeks. You will need a full set of plans, specs, and an detailed estimate of costs. This process will take 2 to 4 weeks. Starting with nothing to lot acquisition, blue prints, detailed estimates, and financing put in place allow between 2 to 3 months. From breaking ground through move in count on 6 to 13 months depending on the size and complexity of the project. Signature Homes has completed the last several large complex homes at an average of 8 months from breaking ground to move in.
